If you have an accent wall in your home, particularly one that’s done in a very rich color or a shade that contrasts with the rest of the walls in the room, your best bet is to repaint it now, before you list your home for sale. Usually, painting one wall is fairly simple; the challenge comes in if you have customized paint that will be difficult for a paint shop to match. In a case like that, you may be better off painting the entire room or calling in a professional team of painters who can handle the job for you.

Carpet isn’t “in” anymore, which means if your home has it, you may want to rip it up and replace it with a different type of flooring. Buyers prefer hardwoods, laminate, tile or just about anything other than carpet. However, there’s a catch: You should talk to a real estate agent before you rip up all the carpet in your home, particularly if you have a lot. When you’re selling a home, your prospective buyers may not notice every little thing you maintained – but they will notice every little thing you didn’t maintain. Go through your home and handle common maintenance tasks, such as swapping out burned-out light bulbs, changing smoke detector batteries and torn or damaged window screens.
If you know your home needs repairs, make those, too. The bottom line is that after you accept a buyer’s offer, that buyer will hire a home inspector. The inspector will go through every square inch of your home looking for issues, and they will deliver a report directly to the buyer.
Buyers typically use home inspection reports to negotiate with sellers. Sometimes, buyers will ask for money off the homes sales price. In other cases, buyers will ask the seller to make the repairs. In still others, buyers will ask for a credit so they can make the repairs themselves. Either way, it’s the seller who ends up paying for the repairs. So, you may as well address them now, before you put your home on the market. That way, you’ll get closer to your asking price.
