When you sell a home in Las Vegas, you’ll most likely want to work with a REALTOR – but how do you know you’re picking the right one? This guide gives you five great questions to ask any real estate agent you want to work with – and tells you what answers to expect.
How Much is Your Home Worth?
Question #1 to Ask to Sell a Home: Why am I selling this home?
When you sell a home, the first question you ask is for yourself. Why? Because until you know why you are selling your home and when you need to sell it by, no agent will be of any help. Start with why are you selling the home and when do you have to move.
Now that you have that information, wait for any agents to ask you the answers to those questions. If they never ask – move on. A professional agent will want to work on your behalf to meet your needs in the time required. They will also let you know about current market conditions. The current market conditions may work for you or against you. A wise and experienced agent will let you know that.

Question #2 to Ask to Sell a Home: What price should we list for?
Pricing is a strategy, a skill and sometimes an art. Your agent should take the time to show you what is happening in the market today. When doing so, you will see what other homes are on the market, what homes expired off the market and what homes sold. Look at these with your agent. What homes are on the market for is your competition. Like all free commerce, you want to ask, “Do I want mine to sell before they do or am I willing to wait?”
Then, look at expired listings. These will show you what being priced too high looks like. Also, look at what homes actually sold for. This will let you know the most important piece of information : what are buyers willing to pay today?

Question #3 to Ask the agent: What Will You Do to Market My Home?
All commerce comes down to marketing. Be sure that your agents shows you their marketing plan. Are there marketing techniques that you don’t see there? Ask your agent if they can add that. You may discover that technique ineffective for selling a home. Be sure that agent leaves you a written copy of their marketing plan and make sure that one of the items is how often they keep in touch with you.
Good real estate agents develop custom marketing plans for each of their clients. Those plans are based on the home’s value, location, amenities, and prospective buyers – as well as several other factors. You need to work with an agent who, at minimum, will put your home online and do what they can to promote it to the widest possible audience.

Question #4 to Ask the agent: What Do I Need to Improve?
Your agent will most likely walk through your home with you to determine what you can do to increase your chances of a fast (and profitable) sale. Whether you need to make minor or major repairs, repaint or perform other cosmetic touch-ups, or undertake major home improvements, a truly great real estate agent will be honest with you about what you can do to sell faster and for more money. Your agent should also talk to you about home staging – the process of making your home as appealing as possible to the widest range of buyers. If you have questions about improvements or staging, don’t be afraid to ask!
Good real estate agents welcome these questions because their primary interest is advocating for you and working in your best interests. Remember, sometimes an investment of $3,000 in staging can bring an extra $30,000 in profit.
Question #5 to Ask the agent: How Much Will I Get From The Sale?
Typically, home-sellers pay real estate commissions. You’ll want to ask your agent how much you’ll pay in commissions. You also have to consider that you may be asked to pay some of the buyer’s closing costs, which can affect your profits on the sale. Depending upon the current market, these costs can change. Realize that sometimes what looks like a big expense up front actually means more profit in the end.
